Subject: Selling Your Property During Growing Season

We are going to put our home up for sale. Pumpkin patch is on the rear of the property. Wondering if anyone has sold their property during the pumpkin season and how it worked out. We are thinking of putting it on the market mid July, so if its a quick sale we could be possibly closing as early as august. Seeing how the last pumpkin may not be out till early October, would it be unreasonable to give buyers occupancy of the house and allow us access to patch till seasons over? I could agree to remove all old vines etc. and reseed patch with grass or what ever the buyer would want. Thoughts and comments appreciated.

This can absolutely be done. It is common to have a farmer retain rights to unharvested crops when selling partly into the growing season. This will have to be negotiated with the buyers so talk to your local real estate professional. I may be biased, but if a giant pumpkin growing in your backyard isn't a major selling point, I don't know what is!

Most realtors will run the other direction if you mention this as part of your listing. We sold ours once during the season. We made the realtor aware of our intentions, and waited for an offer. We excepted their offer with the same contingencies you mentioned, we outlined when we would be there, what we would be doing, and threw in a giant pumpkin

Linus, did you have negative feedback from realtors when you listed yours? Sounds like it worked out ok for you. I was already thinking of throwing in a pumpkin to the buyers. Good idea. Gary, Well we will be a littler further away. I may be growing in the front yard next year LOL. You should buy the place. Buyer might object to me driving across yard at harvest time. But could put in a repairs clause or get permission from the farmer that owns the field in the back.

When I sold my house I had a contract to harvest any and all crops, I also took the top 6 inches of soil in our one acre garden. Get an attorney that's what I did.
